We are your ‘professional helping hand’ who will guide you through the process of buying your home.
UHome understands Queensland’s complex property market and the personalities and market forces at play. We will work with you to ensure you buy the right property that meets all your needs, at the right price.
Some people start out wanting an Apartment in the city but end up in a house in Oxley, so we will remain supportive as you go through this important process and work out what you really want.
Sometimes it takes seeing what is out there for you to work out that the area, the type of property, is not going to fit your needs and aspirations adequately.
We have also seen a couple want a house in Hope Island and 3 months later end up in a Sub penthouse in Broadbeach. It will happen on occasions and unlike other buyers agents, thats ok with us!
Some people know exactly what they want, where they want it, and when. We are here to facilitate this and will make it happen, on or off market for you.
Our full service will run from 6 months from the date of our agreement and includes:
Detailed Brief – Preparation and understanding of what your buying parameters are, including realistic expectations of price, property and position characteristics.
Finance Information - Details on whether you are obtaining finance, have arranged this at all and any particular requirement surrounding this.
Property Search – Perform multiple full searches or support your own search. Also identifies off-market or quiet sales with access to a full network of key real estate agents.
Property Assessment – Identifies all aspects of the property, including renovation potential, street and precinct assessment, location logistics and all salient factors. These assessments are not generic. They are specifically tailored for your personal needs as you require.
Inspections – We perform and arrange inspections on your behalf and come with you and give our feedback - if you are unable to attend, we will attend on your behalf, write you a report and do videos.
Negotiation and Buying Strategy – When you are ready to move forward on a purchase, we will provide a clear view on the full buying process, our strategy to get the property for the best price, including auction purchases as applicable. We will ensure your required terms, such as finance requirements, settlement times etc are negotiated effectively.
During Contracted Period - We will assist with arranging valuers, pest and building inspectors, handover consultants or other consultants as required who require access. We will continue to act for you and liaise with the vendors agent for all things required right through to settlement.
Settlement - We will be the one to give you that exciting call. We can even pick up your keys for you should you require, and meet you with the champagne. This should be one of the most exciting days of your life. After settlement if there is any troubleshooting required or further questions for the previous owner, we are here to assist.
